Renewal options: 60 days before the end of the lease term, if you do not provide a lease renewal notice or notice to move out and we notify you in writing of the rent increase and/ or amend the lease in effect. After the termination date of your initial lease term, all terms of the original lease and addendums will automatically continue from month to month with increased lease amounts and/or lease modifications. co-rental. Termination: If we determine that the fire or catastrophic damage is serious or that making the necessary repairs endangers you, we may terminate this lease by giving you notice written notice at least 5 days in advance. We also reserve the right to terminate this lease during the lease term by giving you at least 30 days' written notice if we demolish the premises and they cease to be used for residential purposes for at least at least 6 months. If the lease is terminated, we will refund the pro rata rent and all deposits, less any statutory deductions. We may also move a person's belongings if it poses a health or safety hazard. Transfer and sublease: Replacing residents, subleasing or transferring residents' rights is only allowed when we agree in writing. If a resident leaves or the remaining resident finds a replacement resident acceptable to us prior to the move because we expressly agree to the replacement, sublease or transfer, then:A. There will be no relocation fees; b. A reasonable administrative (documentation) fee will be payable and a re-entry fee will be payable if re-entry is requested or requested; et cetera. Departing residents and remaining residents will remain responsible for all rental obligations for the remainder of the original lease term. Maintenance and repair: pest control. Vehicles or trailers should never be parked or driven on grass. Pruning large trees is the homeowner's responsibility and must be done at their own discretion. Amenities: You are responsible for activating and paying for all amenities and services, related deposits, and any fees or charges for such amenities and services during the term of your rental. Friend. You may connect utilities and services for ordinary domestic purposes only and only to the premises listed in this Lease. Driving is prohibited: XVII. PROHIBITED CONDUCT You, your residents and guests may not engage in the following activities: A. Criminal conduct; manufacture, transport or possession of a controlled substance or drug paraphernalia; commit or threaten violence; possession of a weapon prohibited by state law; on-site shooting; or, except as permitted by law, display or possess a gun, knife or other weapon on the premises or in a manner likely to alarm others; B. Has noisy and annoying behavior; C. Destroy or threaten the rights, comfort, health, safety or convenience of others (including the Owner or our representatives) on or near the premises; D. Disrupt our business operations; E. Store anything in a gas appliance cabinet; F. Tampering with public or telecommunications services; G. Bringing hazardous materials into the facility; H. Use windows to enter or exit; I. Heat the room with a gas stove or oven; or J Harm our reputation by making malicious allegations against us to others. Landlord Access: We reserve the right to conduct up to two (2) “Contract Compliance and Property Condition” inspections of the premises, external and internal, at our sole discretion l every calendar year. These inspections will be performed at random and are intended to ensure compliance with this lease and to ensure preventative maintenance and restoration of condition of the property. You will receive written notice at least 2 days before these inspections through our online management portal or by email. Pet policy: No pets without consent. No animals, including but not limited to mammals, reptiles, birds, fish, rodents, amphibians, arachnids or insects, are allowed, even temporarily, anywhere on the premises, unless authorized by us in writing.
